Modera Germantown offers an array of 1-, 2-, and 3-bedroom apartment homes.
We love your furry companions and welcome up to two per apartment home. There is a one-time pet fee of $250 per animal and pet rent of $25 per month. While we are huge fans of individuality (and the exotic), we have to ask that exotic pals, such as skunks and ferrets, find happy homes with a friend or family member. Please note that we reserve the right to disallow certain aggressive breeds of dogs and aquariums as per our pet addendum.
Our community offers gated access. Each resident receives a code or fob to enter the gate. Guests visiting Modera Germantown residents can be provided with a temporary code for entry.
We have a controlled-access parking garage at Modera Germantown.
At our community, we provide convenience of garage parking. Parking garages are $40 monthly. For more details and any questions you may have, please feel free to reach out to our friendly office staff. We're here to assist you!
We offer guest parking spots throughout the community, available on a first-come, first-served basis.
We proudly offer an on-site maintenance team. Submit routine requests via your Resident Portal; please allow 48 hours for a response. For after-hours emergencies, call our main number and press 1 to speak with Milly, our virtual assistant, who will escalate it to our on-call associate.
We provide recycling services for our residents. Please deposit all cardboard materials into the collection bin situated at the loading dock.

At the time of application, residents are automatically enrolled in the Resident Liability Program at $15 per month. This is the simplest and most cost-effective way to satisfy the insurance requirements of your lease. The Resident Liability Program is not renters insurance and does not cover personal property contents or liability coverage to third parties (other residents). Residents have the option to opt-out of the program by supplying their valid third-party renter's insurance policy to MillCreek.ConfirmInsurance.com.

At Modera Germantown The application fee is $75 per applicant. The one-time administration fee is $250. Replacement key fobs are $100. Replacement parking transponders are $100. There is a one-time pet fee of $250 per pet at move-in (2 pet max) and $25 per month pet rent. Replacement mailbox keys are $10.
Modera Germantown does not accept vouchers.
To make this as convenient as possible, there are several ways to pay rent. Our favorite is through the Resident Portal or Resident Portal Mobile App. Visit the community website and select 'Residents' to log in and submit your payment. You can also download the Resident Portal Mobile App on your favorite Android or Apple device to pay your rent. We also accept e-check, MoneyGram, and credit card payments (service fees may apply).
We're also excited to announce that we are now accepting payments with Flex.
With Flex, you choose when and how you pay rent. Each month, Flex splits your rent into two payments: you pay part of your total rent upfront and finance the rest with a Flex credit line. You have the flexibility to choose your second payment date to better align with your finances.

Rent is due on the first of the month, with a grace period extending to the third day of each month. Late fees will start on the fourth day of each month.
Please note that listing your rental home on platforms like Airbnb and VRBO is not permitted as per the rental agreement. We appreciate your cooperation in maintaining the integrity and safety of our community.
We do not offer individual leases (by-the-bed) with co-living arrangements (individual leases with private rooms and shared common spaces). We offer a single lease with everyone 18 years and older on the same lease.
Yes! Modera Germantown has partnered with RentPlus, a leading positive rent payment reporting provider. Upon application and renewal, you have the option to opt out of the program, which is $8.95 per month for an individual or $14.95 for all leaseholders.
